Construction Manager

Reporting: Executive Director

Cooperates closely with: ReStore Manager, Volunteer Manager, and other volunteer committees.

Summary: The construction manager oversees the overall construction process of 3 or more homes per year in a way that utilizes staff, volunteer labor, and materials to produce quality homes in a safe affordable manner. S/He manages the activities of subcontractors and the work of volunteers; assists with plan and site development, trains volunteers, develops construction quality assurance methods to improve long term product, maintains all needed budgeting or and record keeping, and coordinates materials necessary in the construction of all assigned units. S/He must have a good working knowledge of all facets of construction and an ability to work well with people who have volunteered their time to assist Habitat with its mission.

Duties and Responsibilities:

Preconstruction Planning

  1. In partnership with Executive Director, Family Support, Finance and Construction Committees develops a build schedule for each build season
  2. Participates with the Building and Site Selection committees and the Executive Director in selection of building sites for new construction and evaluating existing homes for rehabilitation or repair projects.
  3. Determines resources and budget required for projects and outlines plans for accomplishment in a timely manner.
  4. Works with architects, professional builders, and home builders' association in developing building plans for high quality, affordable housing. Help to bring back modification to maximize usable space and materials efficiency.
  5. Develops construction schedule, short and long term, identifying labor, materials and equipment.
  6. Is familiar with Habitat requirements and suggestions regarding building.
  7. Advocates for accessible and energy-efficient housing.

Construction Procedure

  1. Solicits bids for building materials and services. Make recommendations to the Executive Director for selection of vendors and sub-contractors. Ensure timely and accurate completion.
  2. Presents plans to appropriate department of the city or county to assure compliance with established codes and inspection requirements. Ensure that houses are built to code.
  3. Uses in-kind material and labor when possible.
  4. Provide updates regarding project status and estimated completion dates.
  5. Anticipates problems and issues typical of this ministry and personally acts on same if necessary to help ensure schedules are met and work plans are enabled.
  6. Responsible for projects until 100% complete and sold to homeowner.
  7. Ensures quality construction.
  8. Provide clear leadership with the safety plan to ensure understanding and full utilization.
  9. Quickly handles any warranty repairs and punch lists. Overseas lending of tools and advice for homeowners.
  10. Assists with maintenance of Office building.

Personnel Management

  1. Supervises professional and volunteer construction crews. Utilizes existing skilled persons maximizing benefit.
  2. Works with office staff to identify skills needed and available to establish work crews. Selects and trains volunteers who are capable and willing to serve as "crew leaders" for specific assignments. Provides training and development opportunities for staff and long-term volunteers
  3. Works closely with volunteer management staff on weekly plan update. Communicates the plan to all staff.
  4. Works with Construction Staff, Volunteer Manager and Family Services to insure that volunteers and partner families are productively involved in the construction process. (The houses should not be built by the Construction Staff and a select few volunteers.)
  5. Apprises Volunteer Manager of upcoming volunteer and skill needs.
  6. Attends special events, conferences, board and committee meetings as appropriate.
  7. Assists in planning special events at house sites including ground breakings, wall raisings, and dedications
  8. Works with construction personnel. to follow and continuously implement safety program.
  9. Responsible for ensuring that there is on-site safety supervision for projects in process and ensuring a safe working environment. Implements training and safety program for volunteer crews.
  10. Works with partner families to determine building options, move-in dates, etc. and provides materials and instruction for home maintenance and repair.
  11. Ensures that orientations have been attended by volunteers. Maintains volunteer sign-in log on the job site and ensures that all volunteers have completed the proper waivers of liability.
  12. Treats house recipients with respect and dignity. Strives to make their construction involvement meaningful and reminds house leaders of this ministry requirement.
  13. Understands elements that contribute to successful volunteers and helps ensure that volunteers have a consistently good experience thus motivating them to return.

Materials and Labor procurement

  1. Ensures timely clear communication with contractors and vendors. Develop working relationships.
  2. Responsible for ordering correct quantity and having materials delivered on time.
  3. Maintains and develops new connections to vendors
  4. Negotiates prices and timelines for subcontracted services and materials.
  5. Oversees tool/equipment inventory, management and repairs. Assures that tools and equipment are in proper working condition and safely stored when not in use and materials are properly identified and warehoused.

Management of Information

  1. Approve all construction-related invoices, code appropriately.
  2. Estimate and report value of in-kind gifts.
  3. Use pre-construction meetings to help Project Sponsors and Habitat team understand responsibilities, procedures and to have a meaningful volunteer experience.
  4. Provide construction project budgets to Finance Director and Executive Director
  5. Maintain accurate records and reports for each home.

General Qualifications:

  1. Commitment to Habitat for Humanity ideals and philosophy including understanding that construction is only part of the larger goal.
  2. Good management skills - ability to work with and supervise a wide variety of people, including volunteers, with differing levels of motivation, experience and from different races, faiths, and backgrounds.
  3. Experience in construction, renovation and repairs. A license for general residential construction a major benefit.
  4. Ability to read and interpret construction drawings and prints including rough sketches and elevations.
  5. Demonstrate an understanding of mathematics with ability to develop estimates of costs for complete projects.
  6. Absolute commitment to job safety
  7. Excellent communication skills including being a good listener and someone willing to try new ideas and take direction from a host of input.
  8. Computer literacy required including use of Microsoft Word, Excel, and Outlook.
  9. Ability to adapt to ever changing situation, to manage time effectively, all while maintaining a positive attitude.

Job Type:

  1. Full-time, immediate opening
  2. Works from both the office and on-site
  3. Must have a valid drivers license and clean driving record
  4. Work week is TUESDAY -SATURDAY and will include evenings and weekends.
  5. Salary - $30,000
